I'm finding that there are a lot of "how to" articles out there that are terrible, and likely AI or simply cut-n-paste. Like you say, they have no soul. Worse yet, many times the steps are out of order, or use the wrong tool, etc. It is bad. The best "how to" are videos, but I don't always...

Yep. This has helped stall the market. With cheap money, a lot of people "our age" bought second homes and are using them for investment, taking them out of the market for the next generations. Nobody wants to give up those cheap mortgages. So now a more historical rate is seen as wrong.
